Terms of Service

These Terms of Service (“Terms”) govern your use of RealDeal Analyzer (“RealDeal,” “we,” “us”), a web application for analyzing real estate investment deals. By creating an account or using the app, you agree to these Terms.

1. Not financial, legal, or investment advice

RealDeal is a calculation and information tool. Nothing in the app — including AI-generated deal scores, property lookups, red flags, rent or ARV estimates, or any other output — is financial, legal, tax, or investment advice, and none of it is a recommendation to buy, sell, or finance any property. Estimates rely on the inputs you provide and on third-party and AI-generated data that may be inaccurate, outdated, or incomplete. You are solely responsible for independently verifying any numbers before making a financial decision, and you should consult licensed professionals (real estate agents, appraisers, attorneys, CPAs, financial advisors) as appropriate.

2. Your account

You must provide accurate information to create an account and are responsible for activity that occurs under it. Notify us promptly if you suspect unauthorized access. You must be at least 18 years old to use RealDeal.

3. Your data and content

You retain ownership of the deal data, addresses, and other content you enter (“Your Data”). You grant us a limited license to store, process, and transmit Your Data — including to third-party AI and data providers — solely to operate and improve the app on your behalf. 4. Subscriptions and billing

Some features are offered on a free tier with usage limits; others require a paid subscription. Where paid plans are offered, pricing, billing terms, and cancellation are presented at checkout and, once available, will be processed by our payment provider. Fees are non-refundable except where required by law.

5. Acceptable use

Don’t misuse RealDeal — this includes attempting to disrupt the service, reverse-engineer it, scrape it at scale, resell access without permission, or use it to violate any law or another person’s rights.

6. Service “as is”

RealDeal is provided “as is” and “as available,” without warranties of any kind, express or implied. We do not guarantee the accuracy, completeness, or timeliness of any estimate, score, or data returned by the app, including AI- and web-search-based features.

7. Limitation of liability

To the maximum extent permitted by law, RealDeal and its operators are not liable for any indirect, incidental, or consequential damages, or for any financial loss arising from decisions made using the app.

8. Changes

We may update these Terms as the product evolves. Material changes will be reflected by updating the effective date above. Continued use after a change means you accept the updated Terms.
